Marci Surfas, Founder

Founded on Experience and Vision

Veranda Capital was founded by Marci Surfas, a seasoned real estate investor with over 15 years of experience in property acquisition, renovation, and management. After successfully building a personal portfolio of investment properties, Marci recognized an opportunity to scale her proven strategies and provide access to these investments for others.

In 2020, Veranda Capital was established with a clear mission: to create exceptional value for investors by identifying undervalued properties in high-potential markets, implementing strategic renovations, and optimizing operations to maximize returns.

Our Journey

2020

Foundation

Veranda Capital was established with a focus on acquiring and renovating single-family homes in the Laguna Beach area. The company completed its first three luxury flip projects, achieving an average ROI of 42%.

2021

Expansion

Expanded into the New Orleans market, identifying an opportunity in student rentals near major universities. Acquired the first five properties in the student rental portfolio and implemented value-add renovations.

2022

Fund Formation

Launched Veranda Fund 1 for accredited investors, raising $15 million to scale operations in both the Laguna Beach and New Orleans markets. Established a formal investment committee and expanded the team.

2023

Growth

Doubled assets under management to $30 million. Completed 12 successful property flips and expanded the student rental portfolio to 15 properties. Established investor field trips and educational events.

2024

Democratizing Access

Preparing to launch Veranda Fund 2, a Regulation A+ offering that will allow non-accredited investors to participate in our real estate investment strategy. Continuing to expand our portfolio and refine our investment approach.
