Our luxury flip projects in Laguna Beach typically target an Annualized Average Return (AAR) of 20-32%, while our student rental properties in New Orleans aim for a Cash on Cash return of 5-7%. However, all investments carry risk, and actual returns may vary. We provide detailed projections for each specific investment opportunity.

Investment periods vary by project type. Our luxury flip projects typically have a 6-12 month timeline from acquisition to sale. For our rental property funds, we generally target a 5-7 year hold period, though we evaluate market conditions continuously and may recommend earlier exits if advantageous.

Our investments are typically structured as Limited Liability Companies (LLCs) or Limited Partnerships (LPs). Investors receive ownership interests proportional to their investment amount. For Fund 1 (accredited investors), we use a traditional private placement structure. For Fund 2 (non-accredited investors), we utilize Regulation A+ offerings that comply with SEC requirements for non-accredited investors.

Veranda Capital provides quarterly reports to all investors, detailing the performance of their investments, project updates, and financial statements. For flip projects, we also provide regular construction and renovation updates with photos. Additionally, investors have access to a secure online portal where they can view their investment details, documents, and performance metrics in real-time.
